<p>One of the county&#8217;s biggest apartment complexes is about to get bigger, and residents will get to enjoy some upgraded and modernized amenities.</p>
<p>The Board of Supervisors has approved a request by BPP Jefferson Pointe LLC to rezone two parcels adjoining the Jefferson Pointe apartment complex off Jefferson Park Road to add two new 24-unit buildings. The parcels, which face Jefferson Park Road at the intersection with Baileys Ridge Lane, were originally slated for commercial use.<span id="more-98"></span></p>
<p>In addition, the company plans to raze the existing clubhouse and add another 24-unit building on the site. A new, larger clubhouse with a fitness gym and swimming pool will replace the existing structure.</p>
<p>The complex is one of three located near the Shop Road entrance to Fort Lee, and the company&#8217;s representative, attorney Ann Neil Cosby, said the plan is to serve military and contract workers for the Army base.</p>
<p>Leases of three, six and nine months will be available to meet Fort Lee&#8217;s need for short-term or transitional housing for workers and soldiers, Cosby told the board during the public hearing on the proposal late last year. Units are expected to rent for $850-$1,000 a month.</p>
<p>John Royster, master planner in the Department of Public Works at Fort Lee, told the board that Fort Lee &#8220;fully supports&#8221; the project.</p>
<p>BPP Jefferson Pointe, which is based in Plantation, Fla., has agreed to pay the county a cash proffer of $1,366 per unit to offset the impact of the added residents on county facilities and services. The funds will be used to pay for improvements at L.L. Beazley Elementary School.</p>

<p>Board members expressed concerns about the potential for the additional residents to increase the workload for the county&#8217;s police and fire/EMS departments, but Police Chief W. Keith Early said his department doesn&#8217;t expect a major impact.</p>
<p>The possibility of increased traffic was also a concern, but the county staff noted that the Virginia Department of Transportation has reviewed the plan and doesn&#8217;t believe the additional traffic will be enough to create problems.</p>
<p>To address supervisors&#8217; insistence that the company provide a high-quality product, BPP Jefferson Pointe has agreed to written conditions requiring that the new units &#8220;will be well-appointed with interior finishes such as stainless steel appliances, crown molding, trey ceilings and kitchen islands and decorative backsplashes.&#8221;</p>
<p>Other conditions specify the materials and standards for the buildings&#8217; exteriors.</p>
<p>Construction is currently expected to start sometime this spring.</p>

<p>The Reserve at Deer Run which contains 232 units is located at 13200 Christy Lane, and has a pool and fitness center on premises. Newport Commons, which contains 272 units is located at 401 Turlington Road, also has a fitness center and will feature a newly-renovated pool for the 2017 season.</p>
<p>Brant Point Properties Property Management has assumed the management for both assets.</p>
